Reporting to the Director of Facilities Operations, the Zone Manager is responsible for overseeing daily operations and execution of facilities-related tasks, encompassing various aspects of building operations including steam, plumbing, electrical, painting, HVAC, and small projects. The Zone Manager provides technical oversight for building infrastructure, including equipment installation, preventive maintenance, corrective maintenance, and repair. The role involves managing a team of union personnel, including Lead Operating Engineers and Journeymen Skilled Trades, who work on a 24/7 basis. The Zone Manager is also responsible for effective communication with customers and across all levels of the organization, particularly in sophisticated and critical situations, maintaining a professional demeanor at all times.

Responsibilities:

  • Supervise and manage staff and equipment for 24/7 building operations, ensuring timely response and completion of customer service requests and special work requests.
  • Plan and coordinate jobs to meet customer schedules, optimizing work group efficiency and coordination with other work groups within Facilities Management Services.
  • Assign and schedule work assignments, considering staffing, priorities, and customer requests, while maintaining compliance with work order metrics.
  • Evaluate existing preventive maintenance plans for equipment reliability, identifying and addressing deficiencies or corrections within the computer maintenance management system (CMMS).
  • Provide input on engineering, design, construction, and maintenance services for existing and new infrastructure.
  • Investigate, identify, and address long-range facility infrastructure needs, unusual problems, or questions affecting facility maintenance, and develop projects, including scope of work and budget.
  • Ensure staff, contractors, and vendors comply with program, contractual, and industrial standards/practices, and provide for employees’ skills enrichment through job-related coaching, mentoring, and training.
  • Apply thorough knowledge of and compliance with all OSHA safety rules and regulations to ensure safe work progress, taking corrective action on unsafe conditions, and verifying crew’s use of required PPE.
  • Demonstrate leadership to a diverse workforce comprising various trades in an inclusive environment, including but not limited to laborers, HVAC mechanics, steamfitters, electricians, and plumbers.
  • Oversee HVAC, Electrical, or Plumbing trade, managing staff regarding timesheets, absence requests, and ensuring minimum coverage requirements for after-hours, weekends, and holidays.
  • Conduct bids as needed to ensure appropriate coverage, demonstrating a knowledgeable understanding of union/CMU agreement and related work practices.
  • Oversee apprentice program, including development and management, as well as technical training oversight.

    Qualifications:

    • Minimum of 8 years of experience in facilities maintenance and building operations within a skilled trade.
    • Experience in at least one of the following areas: HVAC (Trade School Graduation and CFC Required), Electrical (City of Pittsburgh License Required), or Plumbing (Master Plumbing License Required).
    • Previous supervisory or leadership experience working with a unionized workforce preferred.
    • High School Diploma or equivalent required.

    Requirements:

    • Successful background check.
    • Valid Pennsylvania Driver’s License (or equivalent for out-of-state applicants).
    • PA Act 153 clearances.
    • Pre-employment drug and alcohol screen.

    • This position is deemed crucial and involves being on site during regular working hours, as well as for major projects and emergency response events after hours.
